There is no single fair percentage for Airbnb management. A simpler property with a light-touch service will not cost the same to run as a high-standard home that needs pricing, guest support, inspections and dependable coordination every day of the week.
Published UK rate cards show that full-service short-let management can reach north of 20%. That is not automatically poor value. The better question is whether the service, charges and income strategy add up to a stronger result for the owner.
Start with the scope, not the percentage
Ask for a written list of what the management fee covers. A genuine full-service arrangement commonly includes listing set-up and distribution, revenue management, guest communication, check-in support, housekeeping coordination, property checks, issue handling and owner reporting.
Some providers separate several of these into paid add-ons. Others include more in the headline commission. Neither approach is inherently wrong, but the quotes are not comparable until the scope is clear.
Ask these practical questions before you compare the rate:
- Which booking channels will be managed and who controls the listings?
- Who handles guest questions, urgent issues and check-in problems outside office hours?
- How are cleaning, linen, consumables, inspections and maintenance coordinated?
- How often will you receive a clear statement and performance update?
- What service standard is promised when something goes wrong?
Check whether VAT is already included
A fee quoted as 15% plus VAT is not the same as 15% including VAT. The distinction is easy to miss and materially changes the amount deducted from booking revenue.
Always ask for the effective percentage you will actually pay, including VAT. Then check whether VAT applies to any additional service charges too. A straightforward all-in figure makes the monthly statement easier to understand and budget for.
Find the charges outside the management fee
Cleaning and laundry are operational costs rather than management income, but their treatment still matters. So do photography, onboarding, guest supplies, software, call-outs and maintenance coordination.
Request an example owner statement for a typical month. It should show the booking revenue, platform fees, management fee, cleaning and laundry, maintenance, any other deductions and the final owner payout. That is much more useful than a percentage in isolation.
Understand what the percentage is charged on
Management commission may be calculated on gross booking revenue or a narrower figure after selected deductions. The key is clarity. A gross-revenue basis is a clear, straightforward way to calculate the fee because both parties can see the same booking value before operational costs are listed.
At Lougher & Co, the management fee is 15% including VAT, calculated on gross booking revenue. It should be compared alongside the complete service and the expected net result, just as any other provider's pricing should.
Judge service quality by the owner outcome
A manager can be inexpensive and still cost an owner money through weak pricing, slow replies, poor listing presentation or avoidable guest issues. Equally, a higher fee needs to earn its place through dependable delivery and a credible revenue strategy.
Ask how the manager will approach your particular property. A useful answer will cover guest fit, seasonality, availability, rate positioning, minimum stays, presentation and the operational standard needed to protect reviews. It will not promise a generic income number without understanding the home.
A simple way to compare two proposals
Put each quote into the same one-page comparison. Use the same realistic revenue assumption, then list the effective management percentage, VAT treatment, costs outside the fee, included services, contract terms and the estimated owner payout.
The best choice is usually the operator with the clearest scope, transparent charging and the strongest believable route to a better net outcome. The lowest percentage may be right for some owners. It is not automatically the best value.
